FAQ's - How to Get Out of Your Timeshare

 

How can I get out of my timeshare?
Most timeshares are real estate and as a Licensed Real Estate Broker we treat the sale of your property as real estate. We will locate a ready, willing and able buyer for your timeshare usually within 24-48 hours (business days). We then prepare a sales contract and have the seller and buyer sign the contract and the escrow placed into escrow. The executed contract is forwarded to a timeshare closing agent. An estoppel is requested from the resort. The estoppels must be clear, ownership is free n clear, no monies due, you must own what you say you own, no special assessments due or pending. A new deed is prepared for seller to execute. The deed and closing statements are sent to buyer and seller for signature and balance of funds paid in full.

How long does it take?
For most resorts it takes about 45-60 days. Times do vary by resort. Some resorts are just slow. Ask for an estoppels and it takes 30+ days to get one. Send the resort a transfer of ownership info and it takes the resort 30+ days to make the change.

 

Do I need to tell the resort I am no longer the owner?
No. The closing agent handles all that activity and will email you when the process is complete. You can then call the resort to confirm.

 

Who handles all the paperwork, closing process, deed recording and resort notification that will disclose I am no longer the owner?
We handle the sale contract and then place the transaction with a timeshare closing agent to hold escrow, process, close and notify the resort. We coordinate the entire process. The closing agent is chosen at the time of contract based upon which agency can close the quickest.

 

What if I have a reservation for the current or following year?
That is not a problem. You would owe the M&T fees for those years. If you have points then you would owe a prorated amount based upon the number of points used from your total points allocated in the current year.

 

What if I owe M&T fees or a mortgage or a special assessment, etc?
You would most likely need to pay all those fees in order to transfer ownership.
